- Account statementA statement of the debts, payments and balance movements of an independent unit, or of a cash or bank account, over a given period.Finance and accounting
- Accrual (posting charges) (Tahakkuk)Recording a debt with its amount and due date; in Turkish property management, posting dues and other expenses to the units as debts.Finance and accounting
- Advance payment (Avans)Under Turkish condominium law (KMK), money collected in advance from unit owners by decision of the owners' assembly so that common expenses can be met on time.Finance and accounting

- Apartment building (Apartman)A single building containing several independent units, usually divided under condominium ownership on a single parcel.Building and property
- Attendance list (Hazirun cetveli)The list showing the names, independent units and signatures of the unit owners or proxies attending an owners' assembly meeting.Management and assembly
- Auditor (audit board) (Denetçi)The person or board elected by the owners' assembly to audit the manager's accounts and transactions on behalf of the unit owners.Management and assembly
- Automatic matchingSoftware matching incoming bank transfers and EFTs to the right unit and debt using details such as the description, sender IBAN and amount.Technology and payments

- Balance sheetA financial statement showing an organization's assets, liabilities and equity at a specific date.Finance and accounting
- Bank reconciliationComparing the bank balance and transactions in the management's records with the bank's account statement and explaining any differences.Finance and accounting
- Board of representatives (Temsilciler kurulu)In Turkish collective building complexes, the board made up of representatives elected by each main property's owners' assembly that runs the joint management.Management and assembly
- BudgetA plan of the common income and expenses expected for a period; in site management, it is the basis of the operating budget plan and of the dues amount.Finance and accounting
- Building attendant (Kapı görevlisi)A staff member working for the management of an apartment building or site who handles cleaning, garbage collection, heating, security and helping residents.Residents and daily life
- Building manager (Yönetici)Under Turkish condominium law, the person or company appointed by the owners' assembly to manage the main property under the law, management plan and assembly decisions.Management and assembly

- Cash boxThe account that tracks the cash held by the management and its inflows and outflows; together with the bank accounts, it makes up the management's funds.Finance and accounting
- Collection (Tahsilat)The record of money received into the management's cash box or bank account against the debts charged to the units.Finance and accounting
- Collective building complex (Toplu yapı)A development of several buildings and common facilities managed together under a single management plan; regulated separately in Turkey's KMK.Building and property
- Common area bookingResidents reserving common areas such as the pool, meeting room or sports area for specific time slots.Residents and daily life
- Common areas (Ortak yerler)The parts of the main property outside the independent units and annexes, used jointly by all unit owners: stairs, roof, garden, elevators and the like.Legal

- Condominium ownership (Kat mülkiyeti)Under Turkish law, the ownership right established over the separately usable units of a completed building, linked to a land share.Legal
- Condominium Ownership Law (KMK) (Kat Mülkiyeti Kanunu)Turkey's Law No. 634, which governs ownership of independent units, common areas, expenses and management in apartment buildings and residential complexes.Legal
- Contracted management company (Sözleşmeli yönetim firması)A company that takes on the management of one or more sites under a contract, providing the service with its own team and systems.Management and assembly
- Current accountTracking debit and credit transactions with a person or company in a single account; in site management, the account of each unit and each supplier.Finance and accounting

- DASK (compulsory earthquake insurance)Compulsory insurance in Turkey covering material damage to homes caused by earthquakes and the resulting fire, explosion and landslide, up to a coverage limit.Building and property
- Debt agingAn analysis that groups receivables by the time elapsed since their due date (e.g. 0–30, 31–60, 61–90 and more than 90 days).Finance and accounting
- Decision quorum (voting majority) (Karar yeter sayısı)The majority of votes required for a decision of the owners' assembly to be validly taken under Turkish condominium law.Management and assembly
- Distribution methodThe rule that determines how a common expense is shared among the independent units: equally, by land share, m², coefficient, number of occupants and so on.Finance and accounting

- e-Archive invoice (e-Arşiv fatura)An invoice issued and stored electronically under the e-Archive scheme of Turkey's Revenue Administration (Gelir İdaresi Başkanlığı).Technology and payments
- Enforcement proceedings (İcra takibi)In Turkey, the legal process started through the enforcement office to forcibly collect unpaid receivables such as dues and expense shares.Legal
- Excel importTransferring records such as units, residents and debts into the software in bulk from an Excel file.Technology and payments
- Expense share (Gider payı)The share of the main property's common expenses that each unit owner must bear; regulated in Article 20 of Turkey's Condominium Ownership Law (KMK).Finance and accounting
- Expense voucher (Gider pusulası)A document defined in Turkey's Tax Procedure Law, issued by the buyer for goods or services bought from persons who are not required to issue invoices.Finance and accounting
- Extraordinary meeting (Olağanüstü toplantı)A meeting the owners' assembly holds without waiting for the ordinary period when an important matter concerning the management arises.Management and assembly

- Fire protection of buildings (Binaların yangından korunması)The Turkish regulation that sets design, equipment, maintenance and organizational rules to reduce fire risk in buildings and ensure life safety.Building and property
- Fixed assets (Demirbaş)A building's long-lived common equipment and installations; in everyday Turkish usage, the money collected to buy and renew them is also called demirbaş.Finance and accounting
- Floor easement (Kat irtifakı)Under Turkish law, an easement established on the land, tied to a land share, for the independent units of a building not yet completed or yet to be built.Legal

- Heating fuel cost (Yakıt gideri)In centrally heated buildings, the cost of fuel (natural gas, coal, fuel oil) and heating that is shared among the independent units.Finance and accounting
- Home insurance (Konut sigortası)Optional insurance that protects a home and its contents against risks such as fire, flooding, theft and glass breakage.Building and property

- IBANA number identifying a bank account according to an international standard; in Turkey it starts with TR and consists of 26 characters.Technology and payments

- Independent unit (Bağımsız bölüm)Under Turkish condominium law, a separate, independently usable part of a building, such as an apartment, shop, office or storage unit, subject to condominium ownership.Legal

- Land share (Arsa payı)Under Turkish condominium law, the share of joint ownership allocated to each independent unit in proportion to its value when condominium ownership or floor easement is set up.Legal
- Landscaping (Peyzaj)The outdoor layout of a site, such as gardens, green areas, trees and walkways, together with their upkeep.Building and property
- Late payment compensation (Gecikme tazminatı)Compensation at 5% per month, for the days of delay, owed by a Turkish unit owner who pays the expense or advance share late (KMK art. 20).Finance and accounting

- Main property (Anagayrimenkul)Under Turkish condominium law, the whole property under condominium ownership: the land, the building, independent units, annexes and common areas together.Legal
- Maintenance and request managementLogging residents' requests about faults, cleaning, security or suggestions, assigning them to the right person and tracking them until resolved.Residents and daily life
- Management plan (Yönetim planı)Under Turkish condominium law, a contract-like document that governs the use and management of the main property and binds all unit owners.Legal
- Mediation (Arabuluculuk)Resolving a dispute by negotiation with a neutral mediator, without going to court; in Turkey it is a precondition for suing in many condominium disputes.Legal
- Meeting quorum (Toplantı yeter sayısı)Under Turkish condominium law, the minimum number of unit owners and land share that must be present for the owners' assembly to convene.Management and assembly
- Monthly dues (Aidat)Under Turkish condominium law, the money unit owners pay the management regularly to cover common expenses; legally it is the expense share and the advance.Finance and accounting

- Occupancy permit (Yapı kullanma izni)In Turkey, the permit issued by the relevant authority certifying that a building was completed in line with its permit and project and may be used.Building and property
- Offsetting (set-off) (Mahsup)Settling mutual debts and receivables by deducting one from the other; for example, deducting an overpayment from the next dues.Finance and accounting
- Online collectionResidents paying dues and other debts by card online or in a mobile app, with the money transferred to the management's account.Technology and payments
- Operating budget plan (İşletme projesi)Under Turkish condominium law, the plan prepared by the manager showing the estimated annual income and expense budget and the advance each unit owner will pay.Management and assembly
- Operating ledger (İşletme defteri)The book in which all of the management's income and expenses are recorded in date order; in Turkish practice, its pages are certified by a notary.Finance and accounting
- Ordinary meeting (Olağan toplantı)The regular meeting of the owners' assembly, held at the time set in the management plan and in any case at least once a year.Management and assembly
- Owners' assembly (Kat malikleri kurulu)Under Turkish condominium law, the body made up of all unit owners of a main property and the highest decision-making authority in its management.Management and assembly

- Parcel receptionReceiving and recording parcels and packages for residents at security or reception, and handing them over to their owners.Residents and daily life
- Parking area (Otopark)An open or covered area set aside for parking vehicles; in Turkish sites usually a common area, sometimes an annex attached to an independent unit.Building and property
- Payment receipt (Tahsilat makbuzu)A document showing from whom, when, against which debts and in what amount the management received a payment.Finance and accounting
- Periodic elevator inspection (Asansör periyodik kontrolü)The annual inspection by authorized inspection bodies in Turkey that checks whether elevators can be used safely.Building and property
- Precautionary attachment (İhtiyati haciz)In Turkey, a temporary attachment placed on a debtor's assets by court order before proceedings or a lawsuit conclude, to secure collection of a receivable.Legal
- Professional manager (Profesyonel yönetici)A manager who runs a site or apartment building professionally for a fee, usually appointed from outside the unit owners.Management and assembly
- Property management softwareSoftware that lets site and apartment managements run dues, collections, accounting, communication and daily operations in a single digital system.Technology and payments

- Release (discharge) of the manager (İbra)The owners' assembly approving the manager's accounts and actions for a period, thereby releasing the manager from liability for that period.Management and assembly
- Representation by proxy (Vekâletle temsil)A unit owner not attending an assembly meeting in person but sending someone else with a written proxy to vote on their behalf.Management and assembly
- Reserve fund (Yedek akçe)A fund set aside by decision of the owners' assembly for major repairs, renewals or unexpected expenses and kept separate from day-to-day expenses.Finance and accounting
- Resident (Sakin)A person living in a site or apartment building; they may be a unit owner, a tenant or a household member.Residents and daily life
- Residential complex (Site)In Turkey, a residential or mixed-use development where several buildings or blocks share common areas and facilities under a single management.Building and property
- Resolution book (Karar defteri)The book in which owners' assembly decisions are recorded, with pages certified by a notary and signed by those attending the meeting.Management and assembly

- Shelter (Sığınak)A protected space built for shelter in war and emergencies, mandatory in certain buildings according to the conditions in Turkish legislation.Building and property
- Statutory mortgage (Kanuni ipotek)Under Turkish condominium law, a mortgage right arising from the law, in favor of the other unit owners, over the unit of an owner who does not pay expense and advance shares.Legal
- Survey (poll)A written or digital poll the management conducts to gather the views of unit owners or residents.Management and assembly

- Tenant (Kiracı)A person using an independent unit under a lease; not a unit owner, but under Turkish condominium law may be held liable for common expenses together with the owner.Residents and daily life
- Title deed (Tapu)Turkey's official land registry recording the ownership of real estate and the rights over it, and the title deed document based on that record.Legal

- Unit owner (Kat maliki)Under Turkish condominium law, the owner of an independent unit in a building under condominium ownership, who co-owns the common areas in proportion to their land share.Legal
- Urban transformation (Kentsel dönüşüm)The process governing the demolition and reconstruction of buildings and areas at disaster risk in Turkey; its main legal basis is Law No. 6306.Building and property
- Usufruct right (İntifa hakkı)A limited real right registered on the title deed that lets a person use and benefit from another's property (e.g. live in it or rent it out).Legal

- Virtual POS (Sanal POS)The bank or payment institution infrastructure that lets card payments be taken over the internet without a physical device.Technology and payments
- Visitor logRecording when guests, couriers and service staff enter and leave a site, and on whose behalf they come.Residents and daily life
