Title deed (Tapu)

Also known as: land registry, deed, tapu senedi, tapu sicili

Definition

Turkey's official land registry recording the ownership of real estate and the rights over it, and the title deed document based on that record.

The land registry is kept by the General Directorate of Land Registry and Cadastre (Tapu ve Kadastro Genel Müdürlüğü); the title deed is a summary of the registry record given to the owner. Ownership of real estate is transferred at the land registry office by an official deed and registration in the registry.

  • Condominium ownership title deed: for an independent unit in a building with an occupancy permit.
  • Floor easement title deed: for an independent unit in a building that is not completed or has no occupancy permit.
  • Shared title deed (hisseli tapu): co-ownership in shares of a property, without a specified independent unit.

The independent unit number, land share, type and any annexes are written on the title deed; expense sharing and vote calculations in site management are based on this information.
