Define dues once

Enter a monthly amount or a total budget and pick an allocation method. Heating, fixtures, water and special budgets are charged as separate items, and you decide whether vacant apartments are included.

Set aside one evening for setup.

The setup wizard saves every step, so you can take a break and pick up where you left off. Blocks, floors and apartments are created from a few numbers.

  1. Step 1: Create your account

    Name, email and phone. Tell us whether you manage your own complex or run a management company.

  2. Step 2: Set up your complex

    Name, type and address. Management companies add more complexes from the same account later.

  3. Step 3: Create blocks and apartments

    Enter blocks, floors and apartments per floor, then preview the grid. Add shops and parking spaces, or upload the list from Excel.

  4. Step 4: Set up dues

    Monthly amount or total budget and allocation method, due date, late fee, cash and bank accounts. Your first charge draft is ready to review.

  5. Step 5: Connect payments and your bank

    Add the complex's iyzico or PayTR account and the BankSocket connection. Card payments and transfers turn into collections on their own.

  6. Step 6: Invite residents

    Upload them from Excel, send invites by SMS or email, or share the complex's invite code.

Our dues are split by land share. Can CasaX do that?

Yes. You can split charges as a fixed amount, equally, by land share, by m², by coefficient, by headcount or manually, and preview each apartment's share before you publish.

Can the audit board see the records?

Yes. Anyone you invite with the auditor role gets read-only access to financial records and the activity log, and can't change anything.

Can I delete a collection that was entered by mistake?

Financial records aren't deleted. The entry is voided and a reversal is created, so you can always trace who changed what, and when.

Some residents don't use smartphones. What then?

Residents don't have to use the app. Announcements and reminders go out by SMS or email, and you record cash or transfer payments yourself and share the receipt.

What happens to the records if someone else becomes manager?

Ownership of the organization can be transferred to the new manager once the current owner approves. The ledger, documents and activity log stay exactly as they are.

Do I have to pay for a 10-apartment building?

No. There's a free plan for up to 10 units, with everything open except online payments and bank matching. For those, you can move to the Apartman 30 plan.
