All your complexes on one screen
The portfolio panel puts each complex's collections, balances due, cash and bank balances, requests and maintenance side by side. A complex where collections drop, this month's dues are not posted or the bank connection fails rises to the top of the alert list; click the row to open that complex.
Figures come from each complex's own records. Collections, charges and requests are still handled on the complex's page, not in the portfolio.
See where things stand without opening each complex
Start the day with one screen instead of opening dozens of complexes; every team member sees only their own complexes.
Portfolio overview
Total units; this month's charges, collections and collection rate; total and overdue balances; cash and bank balances; unmatched bank transactions; open and overdue requests; upcoming maintenance; open debt enforcement cases and your plan usage.
Complex comparison table
Each complex on one row with the same figures. Sort by collection rate, overdue balance or open requests; search by name, code or city; export the table to Excel.
Alerts
A complex with a falling collection rate, unposted dues for this month, a failing BankSocket connection, or overdue maintenance or requests moves to the top. Each alert opens the screen where you fix it.
Cross-complex lists
Debtors with aging, open requests, unmatched bank transactions and upcoming due dates (cheques, contracts, maintenance) from every complex in one list. Click a row to open the record in its complex.
A day with the portfolio
The panel gathers the active complexes of your organization on its own; there is nothing extra to set up.
Step 1: Add your complexes
Each complex is set up with its own structure, finances and bank accounts. An archived complex leaves the portfolio.
Step 2: Assign complexes to your team
Choose which complexes each manager, accountant and auditor works on; in the portfolio everyone sees only their own complexes.
Step 3: Start with the alerts
Where collections dropped, where dues were not posted, which maintenance is late: the alert list shows what comes first.
Step 4: Go to the complex
Click an alert or a row and finish the work on the complex's page. The portfolio overview updates within a minute.
Consolidated reports
The monthly income and expense table adds up charges, collections, income and expenses of every complex month by month and shows each complex on its own row. The collection performance trend charts how much of the charges due in each of the last 12 months has been paid, for the portfolio and for each complex.
- Monthly income and expenses by complex (net = collections + income − expenses)
- Collection rate for the last 12 months, for the whole portfolio and each complex
- Comparison table, debtors, requests, bank transactions and reports to Excel
- The portfolio collection rate is calculated from summed amounts, not by averaging complex rates
Features that work together
In CasaX every module shares the same ledger: work done in one shows up in the others on its own.
Who on my team can see the portfolio panel?
The owner and admins see every complex. Managers and accountants see the complexes assigned to them, or all complexes if none are selected. Auditors see only the complexes assigned to them. Financial figures are shown to roles with finance access and requests to roles with request access, so accountants and auditors do not see the request list. Staff do not see the portfolio panel.
How current are the figures?
Figures are calculated directly from each complex's records. The overview and comparison table are cached for at most one minute and consolidated reports for five minutes. Debtor, request, bank transaction and due date lists come from current records every time you open them.
How is the collection rate calculated?
The paid part of charges due this month is divided by the total amount due; it is the same rate as on the complex's overview. The portfolio total does not average complex rates; it adds up the amounts of all complexes. Alerts only look at past-due charges, so dues that are not yet due early in the month do not put a complex on the alert list.
When do alerts appear?
When the collection rate on past-due charges falls below 60% (red below 30%, if at least ₺1,000 is past due); when this month's dues are not posted after the 5th; when a linked bank account has not been read for 48 hours or the BankSocket connection fails; when unmatched bank transactions reach 10 or the oldest is more than a week old; when a request is past its target date or maintenance is overdue. You also see an alert when you approach your plan limits and when your trial is about to end.
I manage a single complex. Is it useful for me?
The panel works with a single complex too, but it shows its value with several; it is highlighted in the menu once you have two or more complexes. With one complex, the complex's own overview gives similar figures.
Does it cost extra?
No. The portfolio panel is available on every plan; how many complexes and units you can add depends on your plan.
Is it in the mobile app?
Yes. The manager app has the portfolio overview, the complex comparison list, alerts and debtors; tap a complex in the list and the app switches to it.
Watch all your complexes from one screen.
Set up your complexes, assign them to your team, and let the alert list show what to look at first.
