The operating budget, from draft to monthly dues

Enter the year's expenses and income line by line. CasaX works out each unit's monthly advance, presents the operating budget (işletme projesi) to owners and tracks the objection window; once it is final, you create the monthly dues from it in one step.

An in-app notification may not count as legal service of notice; keep proof of service separately.

The budget lives in your ledger, not in a spreadsheet

Units, land shares and expense categories are already in CasaX; the operating budget is built on top of them.

  • Allocation under Condominium Law art. 20

    Staff costs such as the doorkeeper, gardener and night guard are split equally, everything else by land share. If your management plan says otherwise, pick floor area, a fixed amount or excluded units per line.

  • Monthly advance per unit

    Each unit's land share, area, monthly advance and period total in a live preview. Income lines lower the shares, and the reserve fund (yedek akçe) appears as its own line.

  • Presentation and 7-day objections

    When you present the budget, owners get an announcement and a notification and see their own share in the resident app. An owner can object with a reason within the window; you reply.

  • Budget vs actual

    Planned and actual expenses and income by category, monthly and year to date, with the variance in percent. Download as Excel or CSV.

A year of the operating budget

The period is 12 months by default and you choose the starting month. Once presented, the shares stay fixed even if land shares change later.

  1. Step 1: Prepare the draft

    Enter the lines yourself or start from the last 12 months of actual expenses, with an optional inflation increase.

  2. Step 2: Check the shares

    Set allocation keys, income lines and the reserve percentage; see each unit's monthly advance rounded to whole lira.

  3. Step 3: Present it to owners

    Enter the notification date; owners get an announcement and a notification, and the 7-day objection window starts that day.

  4. Step 4: Finalize and post dues

    With no objections, the budget becomes final when the window ends; with objections, you close them with a note and finalize. Then you create the monthly dues from it.

A final budget becomes dues every month

Before creating dues from the budget you see what will be charged for which month. This month's charges are published right away, later months are created at the start of each period, and no month is ever charged twice.

When does the operating budget become final?

Under Condominium Law (KMK) art. 37, the operating budget becomes final if no owner objects within 7 days of being notified. CasaX counts the window from the notification date you enter: if there are no objections when it ends, the budget becomes final on its own; if there are, you close them with a note and finalize it. Public holiday extensions are not applied automatically.

How are expenses allocated to units?

The default follows Condominium Law art. 20: staff costs such as the doorkeeper, boiler operator, gardener and night guard are split equally between units, and other common expenses by land share. If your management plan sets a different rule, you can choose floor area, a fixed amount per unit or excluding some units (for example shops) line by line.

How does the final budget turn into dues?

Once the budget is final, the "Create dues from budget" step opens a dues charge equal to the monthly advance for each unit. You first see which months will be created; this month's charges are published right away and later months arrive at the start of each period. A month is never charged twice.

Where do owners see the budget, and how do they object?

A presented or final budget appears in the resident app with its lines and the resident's own unit share. During the objection window an owner objects from the same screen by writing a reason; the manager sees the objection and replies.

Does the in-app notification count as legal notice?

It may not. CasaX sends the budget to owners as an announcement and a notification and records the dates, but you should keep proof of service separately, such as a signed acknowledgment, registered mail with return receipt or registered e-mail (KEP).
