The path of a case file

You or your lawyer enter the file number, dates and amounts; CasaX sends reminders and adds things up.

  1. Step 1: Open a case

    Open it with “Open enforcement case” on the debtors report, or by choosing the unit and the debtor (owner or tenant); the open balances, the debt breakdown and the late fee are saved to the file.

  2. Step 2: Send the formal notice

    Print the formal notice (ihtarname) draft and have your lawyer review it; add it to the registered mail list and record the delivery date.

  3. Step 3: Record each stage

    Enforcement office, file number, payment order service date, costs and agreement installments; set a reminder for a team member for the next step.

  4. Step 4: Collect and close

    Collections are linked to the file; when nothing is left, you close it with a reason.

Formal notices and meeting calls by registered mail

Build the registered mail list (barkodlu posta dökümü) from selected case files, from all owners for an owners' meeting, or by hand. You enter the barcode you get from PTT; once a delivery date is entered, the notice service date on the related case is updated.

Does CasaX run the enforcement proceedings?

No. Your lawyer, or you, run the proceedings at the enforcement office. CasaX records the process: it keeps the stages, dates, costs and collections, sends reminders and drafts documents. It gives no legal opinion, does not suggest a type of proceeding or deadlines, and does not promise any outcome.

Is it connected to UYAP or e-notification?

No. CasaX does not connect to UYAP (Turkey's national judiciary system), e-notification (e-tebligat), PTT or notaries, and it sends nothing to the enforcement office. You or your lawyer enter the file number, service dates and amounts.

Where does the debt breakdown in the file come from?

From the unit's statement. On the day you open the file, the open balances (period, description, due date, remaining amount) and the late fee CasaX has calculated under Condominium Law art. 20 are saved as they stand. You enter the costs; CasaX does not calculate court or attorney fees, it adds up the amounts you enter.

What is the registered mail list for?

It prepares the list of registered items such as formal notices or owners' meeting calls: recipient, address, mail type, fee, status and delivery date. The Excel file follows the column order PTT expects. CasaX does not generate barcodes; you enter the number you get from PTT.

Who can see enforcement case files?

Team members with finance access: the owner, admins, site managers and accountants edit them, and auditors can only view. Staff and residents never see enforcement data on any screen.
