Maintenance and request management
Also known as: fault report, service request, work order, complaint
Definition
Logging residents' requests about faults, cleaning, security or suggestions, assigning them to the right person and tracking them until resolved.
Faults reported by phone or message can be forgotten, and it may remain unclear who is handling them. In a recorded request system, every request gets a number; it is tracked with photos, priority, assignee and comments, and the resident is notified when it is resolved.
Showing faults that affect everyone (e.g. the elevator) publicly prevents the same fault from being reported again and again. The resolution times and ratings of closed requests help measure team and supplier performance.
In CasaX
In CasaX, residents open requests with photos; the team assigns them, discusses them in comments and closes them, and the resident is notified at every step. A fault that affects everyone is visible to everyone.
