Management plan (Yönetim planı)

Also known as: building bylaws, house rules, site management plan, iç yönetmelik

Definition

Under Turkish condominium law, a contract-like document that governs the use and management of the main property and binds all unit owners.

The management plan is submitted to the land registry when condominium ownership or floor easement is established. It binds all unit owners and the new owners who acquire an independent unit from them; amending it requires the votes of four-fifths of all unit owners.

The plan typically covers the election and duties of the manager, the basis for sharing expenses, meeting procedures, the use of common areas, and rules on matters such as parking and noise. The management plan cannot contradict the mandatory provisions of the law.
