Definition
The outdoor layout of a site, such as gardens, green areas, trees and walkways, together with their upkeep.
Landscape maintenance covers regular work such as mowing, pruning, watering, spraying, seasonal planting and maintenance of the irrigation system. Since the garden is a common area, its costs are common expenses; the gardener's cost is among the items the law says are shared equally.
In large sites, landscape maintenance is contracted out to a company on an annual basis. Clearly stating the work schedule, the materials and matters such as replacing dead plants in the contract reduces disputes over quality.
If the garden in front of a unit is not allocated to it as an annex on the title deed, it is a common area; fencing it off or taking it into private use requires an assembly decision.
