Definition
The parts of the main property outside the independent units and annexes, used jointly by all unit owners: stairs, roof, garden, elevators and the like.
Foundations, main walls, the roof, stairs, elevators, shelters, the boiler room, water tanks, the shared garden and parking areas are common areas. Besides those listed in the law, areas that by their structure are set aside for common use are also common areas.
Common areas are jointly owned by the unit owners in proportion to their land shares. A unit owner cannot take a common area for their own use or change its architectural state; rules of use are set by the management plan and assembly decisions.
