Fixed assets (Demirbaş)

Also known as: fixed-asset contribution, capital expenditure, demirbaş aidatı

Definition

A building's long-lived common equipment and installations; in everyday Turkish usage, the money collected to buy and renew them is also called demirbaş.

Long-lived common assets such as a water booster pump, generator, camera system, garden furniture or lobby furnishings are fixed assets. The management tracks them in a fixed-asset register with their purchase date and value; when the manager changes, the register is handed over with a signed record.

The “fixed-asset contribution” (demirbaş aidatı), on the other hand, is the share collected to buy and renew these assets and for investments that increase the building's value. In practice, and in many lease agreements, ordinary operating costs are borne by the tenant and fixed-asset and investment costs by the owner; the exact split is determined by the lease agreement.
