Meeting quorum (Toplantı yeter sayısı)

Definition
Under Turkish condominium law, the minimum number of unit owners and land share that must be present for the owners' assembly to convene.
Under the law, the assembly convenes with more than half of the unit owners by both number and land share. That is, both more than half of the unit owners and more than half of the total land share must be represented at the meeting, in person or by proxy.
If the quorum is not reached at the first meeting, a second meeting is held in the manner provided by law; the quorum requirements for the second meeting are different. The attendance list signed at the start of the meeting is the proof that the quorum was reached.
Example: In a building with 40 independent units, each with a separate owner and equal land share, at least 21 unit owners must be present for the meeting.
