Definition

A single building containing several independent units, usually divided under condominium ownership on a single parcel.

An apartment building is the most common example of a main property under the Condominium Ownership Law. The owners' assembly, the manager, the auditor and the management plan apply separately to each apartment building.

In small apartment buildings, management is usually run by one of the unit owners as a volunteer manager; appointing a manager is mandatory in buildings with eight or more unit owners. Cash collections and undocumented spending can become a source of disputes over time.
